The county spans a wide range of construction. Older frame houses near the river sit on crawl spaces built long before vapor barriers were standard, while newer subdivisions on the Carrollton side went up under modern code. Both get the same inspection: a licensed inspector under the house, reading framing and taking moisture readings, rather than a flashlight sweep from the access door.

What the inspection looks at here
Eastern subterranean termites are the species behind effectively all structural termite activity in Virginia. They nest in soil and reach wood through mud tubes on foundation walls and piers, which is why an inspection that never leaves the access door cannot rule them out.
Wood moisture is the other half of the report. Framing that holds above roughly twenty percent moisture supports decay fungi, and a crawl space over bare soil will drive readings toward that line through the humid months. Correcting the source, whether that is a failed vapor barrier, drainage, or ventilation, is what keeps the repair from repeating.
