The big Kempsville and Green Run subdivisions from the 60s through the 80s are now at the age where original vapor barriers have failed and crawl spaces have been quietly collecting moisture for decades. And in the rural southern half of the city, high water tables and farmland edges bring steady subterranean termite pressure.

What Virginia Beach homes are up against
The southern watersheds of the city drain slowly. North of the Green Line the problem is age. Kempsville, Lake Smith, and Aragona Village filled out fast in the 60s and 70s, which means original sill plates, original ductwork sweating in humid crawl spaces, and additions built over dirt. Those homes benefit more from a moisture evaluation paired with the termite inspection than from either one alone.
