Wood Rot and Fungus in Coastal Virginia
Termites get the headlines, but wood decay fungi quietly damage more local framing. If your joists are growing something, read this before you scrub it.
Two steps, in order
Kill the growth, remove the moisture.
Decay fungi cannot work in dry wood, so sustained readings below the twenty percent flag stop active growth. Skipping the moisture step sells the same treatment twice.
Wood decay fungi are organisms that digest the structural fibers of wood. Give them moisture, mild temperatures, and framing lumber, which is a fair description of a Hampton Roads crawl space from May through October, and they will slowly convert your floor system into something soft enough to crumble by hand. Inspectors call the result rot; the biology is fungal, and the cure is always the same pair.
A fungus problem left alone rarely stays a fungus problem in this region.
Not everything fuzzy is eating your house
Crawl spaces grow a range of things, and the responses differ. Panic scrubbing stains while decay continues in the next bay is how homeowners lose years.
Type 1Surface mold
Stains wood, does not consume it It degrades air quality and looks alarming, but the fibre stays intact.
Clean it, then find out why the surface was wet.
Type 2Decay fungi
Consumes wood fiber White or brown growth, cubical cracking, or wood a screwdriver sinks into.

How treatment actually works
First the moisture source gets fixed, because decay fungi cannot work in dry wood; sustained readings below the twenty percent flag stop active growth. Then affected framing is treated with borate products that penetrate wood, kill fungal growth, and deter insects going forward. Structurally compromised members get repaired or replaced by our repair crew. The sequence lives inside our moisture control service, and skipping the moisture step is the industry favorite way to sell the same treatment twice.
One more connection worth making: damp, fungus affected wood is also softened wood, and softened wood is what carpenter ants and termites prefer.
