How long is a termite letter good for?
The NPMA-33 form itself does not carry an expiration date, but lenders set their own freshness windows, most commonly 30 to 90 days before closing. VA loans generally want the report dated within 90 days. Book with your closing date in mind and the window takes care of itself.
Who pays for the termite inspection on a VA loan?
For years VA rules blocked the veteran buyer from paying on a purchase, so sellers customarily covered it in Virginia. A 2022 VA policy change now allows the buyer to pay. In practice it is negotiated in the contract, and we can bill whichever side the contract names.
