Commercial Pest Control Without the Drama
Rentals, restaurants, offices, and mixed portfolios across Hampton Roads, serviced on schedule and documented so your inspections go quietly.
Commercial pest problems are business problems
- Incident
A roach in a dining room.
- Incident
Droppings in a stockroom.
- Incident
A tenant complaint with photos attached.
What a commercial client buys from us is fewer surprises.
Who we service
Rental portfolios and property managers
From a single duplex to multi-building accounts.
Restaurants and food service
Where documentation and discretion both matter.
Offices, retail, churches, light industrial
Buildings with staff, visitors, and a reputation in the room.
Real estate investors
Turning units between tenants, on a turnover clock.
Grade level
A building is not just the tenant side of the drywall. Voids, service spaces, and the ground underneath decide most of what shows up upstairs.
Built for the building
What a program looks like
- 01 The building, not the brochure
Inspect the property first
We walk the property and read it as a structure with entrances, voids, waste routes, and neighbours, because that is what actually determines pressure.
- 02 Where it keeps coming from
Identify the pressure points
Findings get attached to locations, so the same recurring problem stops being described as a general infestation and starts being described as a place.
- 03 Not a template schedule
Build a cadence that fits the building
Service frequency is set by what the property needs, and the technician who learns the account is the technician who keeps it.
- 04 With monitored follow-ups
Roach programs run on baiting
Baiting with monitored follow-ups, including German roach cleanouts in occupied units, which are standard work for our crews rather than a special request.
- 05 So you stop paying twice
Rodent work leads with exclusion
Exclusion comes before trapping, because paying for the same catch twice is how a rodent line item quietly becomes permanent.
- 06 And filed so they hold up
Findings reported to the right person
Scheduled service, technicians who know the account, findings reported to the person who can act on them, and paper trails that hold up when a health inspector, auditor, or owner asks questions.
The relationship covers the building, not just the insects
Because our company also handles termites, moisture, and structural repairs, a commercial relationship with us covers the whole building, not just the insects on the tenant side of the drywall.
That matters most on the properties nobody wants to think about: the wet crawl space under a rental, the band board behind a walk-in, the closing that needs a WDI report on a building you also want treated next quarter.
Asked by property managers
Commercial account questions
Can you service occupied rental units?
Yes, and we do it constantly for Hampton Roads property managers. We coordinate notice with tenants, show up inside the promised window, document unit conditions, and report back to your office. German roach cleanouts in occupied units are standard work for our crews, not a special request.
Do you provide reports for health inspections?
Yes. Food service and other inspected businesses get service documentation showing what was found, what was applied, and when, in a format your inspector can read without a phone call. Consistent paperwork is half the value of a commercial pest program.
Will treatments disrupt my business hours?
They should not. We schedule around service windows, prep times, and tenant hours, including early mornings where the account calls for it. Discreet vehicles and clean uniforms come standard, because your customers do not need to think about why we are there.
