We Repair What the Termites and the Water Took

Finding damage is only half a service. Our carpentry crew rebuilds sills, joists, subfloor, and supports, so one company owns the problem start to finish.

Why this is hard to hire

Crawl space carpentry is its own trade

Most pest companies
Find the damage and hand you a referral.
Most general contractors
Would rather frame an addition than crawl under one.

Our repair crew lives in that gap, and it is one of the most useful things about hiring us: the inspector who found the problem and the crew who fixes it share a dispatcher, a standard, and a name on the truck.

2ft

Typical headroom in the workspace this crew spends its day in.

The workspace is two feet tall, the lumber is overhead, and the repair has to carry a house.

That is the whole reason this work sits in a gap. It is framing, done lying down, in the dark, to a standard somebody will still be walking on in thirty years.

Grade level

Read the structure downward from the sill. Every member below this line either carries the floor or has stopped carrying it.

Repairs we handle

M01
Sill plates and band boards
Eaten by termites or softened by rot, at the top of the foundation wall.
M02
Floor joists
Sistering, section replacement, and full swaps, depending on what is actually gone.
M03
Subfloor
Replacement under failed bathrooms, kitchens, and water events.
M04
Pier caps, shims, supports
Supplemental support for settling floor systems.
M05
Crawl space collapse and access
Reconstruction, including getting back in through a door that still works.
M06
Closing-driven scopes
Repair scopes from WDI reports, ours or another firm’s.

Reference plate

This is the vocabulary a scope is written in.

Bearing points, connectors, and the members that meet at them. When our scope says a band board is gone, this is the part of the house it means.

Evidence, both ends

How the work is priced and proven

  1. 01 Before anything is touched

    Photographed as found

You get photos of the damage exactly as the crew found it, from angles that will be repeatable later.

  2. 02 Members named, not adjectives

A written scope in plain carpentry terms

The scope says which members, what is being done to each, and why. If you can read a grocery list you can read our scope.

  3. 03 No discovery invoices

    Priced before anyone cuts wood

The price arrives before the saw does. We replace and reinforce what is actually compromised, because selling you framing you do not need is a fast way to lose a reputation we spent a decade building.

  4. 04 From the same angles

    Rebuilt, then photographed again

When the job is done you get photos of the finished work from the same angles as the first set, which is the only honest way to show a repair that lives in the dark.

  5. 05 Settlement agent and lender

Documented for the file, and re-inspected

If the repair came out of a real estate report, we produce the documentation your settlement agent and lender need, and we schedule the re-inspection ourselves.

Repairs live longest when the cause is gone, so repair scopes ship with straight talk about moisture control and treatment when the readings call for them.

If the damage came out of a WDI report, ours or another firm’s, the scope, the work, the paperwork, and the re-inspection all come from the same office.

Asked from the hallway

Repair questions

My floor feels bouncy in one spot. Is that structural?

Sometimes. A springy spot can be a damaged joist, a failing pier, moisture-swollen subfloor, or simply a long span doing what long spans do. An inspection under that exact spot answers it in minutes, and if it is damage, you will see the photos before you see a price.

Can you do just the repairs my termite letter listed?

Yes. Closing-driven repair work is a large share of what our carpentry crew does: we complete the scope the report identified, document it for the lender, and coordinate the re-inspection so the file closes clean.

Do you rebuild the whole floor system or just the bad wood?

We replace and reinforce what is actually compromised, sistering joists and replacing sections where that is sound practice, and full members where it is not. Selling you framing you do not need is a fast way to lose a reputation we spent a decade building.
