Newport News runs long and narrow along the James, and the housing ages in bands as you head north: workforce housing from the early 1900s near the shipyard, Hilton Village's English cottages, mid-century Warwick, then Denbigh and Kiln Creek carrying the 80s and 90s. After enough years under this city, the build date tells us most of what a crawl space will look like before we open it.

The southern band rewards patience. Vintage lumber is expensive to reproduce, which is exactly why careful inspection beats optimistic guessing: the line between historic evidence and live activity is the line between a note on a report and a structural repair budget. Findings there tend to travel in clusters, too. When one cottage turns something up, the neighbors call, and they are right to.

    Deep mulch piled against brick gives termites covered routes from soil to sill. Leaf litter does the same job more slowly, holding a damp layer against the foundation from November to March.

Between Newport News Shipbuilding, the largest industrial employer in Virginia, and Fort Eustis at the north end, homes here change hands constantly, and much of our work in the city is closing-driven. 01 Our Warwick house backs one of the wooded ravines. Does the inspection change?

The scope is the same; the emphasis shifts. Ravine lots hold shade and moisture against the foundation, so we spend more time on the woods-facing side, meter the crawl space humidity, and look hard at where leaf litter and mulch meet brick. Elevated readings on that side of the house are common and correctable. The point is to catch them while the correction is a Saturday project instead of a repair contract.

02 Is a termite inspection worth it on a Kiln Creek home from the 1990s?

Yes, and the math favors you. A 90s build is decades past its original soil pretreatment, but young enough that findings are usually conditions rather than damage: mulch piled high, a damp corner, a settled grade. Those cost little to fix when caught. Skip enough years and the wooded edges and irrigated beds will eventually promote a condition into a colony, and colonies cost real money.
