An inspector says your joists read eighteen percent and everyone nods gravely. Here is what the number actually means and when to act on it.
The flag line
20%
Sustained wood moisture at or above this supports decay fungi and signals the conditions insects seek out. Healthy framing here reads well below it.
Wood moisture content is the percentage of a board weight that is water, measured with a pin meter pressed into the framing. It is the single most useful number in a Hampton Roads crawl space, because nearly everything that goes wrong under a house here, fungus, rot, termites, buckling floors, follows moisture first.
The ranges that matter
Under 15%
Healthy for framing in our climate. Nothing biological is thriving.
15 to 19%
Elevated. Not an emergency, but the trend and the cause deserve attention.
20% and up
The industry flag line. Sustained readings here support wood decay fungi.
Upper twenties
Active decay territory. Fungi consuming wood fiber do their best work here, and framing strength is on the clock.
Grade level
Two caveats before you act on a number. Readings swing seasonally, and location matters more than average.
First, readings swing seasonally, peaking in our humid summers, so a single January number is not the whole story. Second, location matters more than average: one sill corner reading 26 percent behind a leaking hose bib is a bigger deal than a whole crawl space averaging 16.

What to do with a high number
Find the source, fix the source, then dry the space: that order. Sometimes it is a plumbing drip or blocked gutter. More often it is ground moisture that calls for a proper vapor barrier, drainage correction, or dehumidification, the core of our moisture control service. Chronic cases graduate to encapsulation. Every recommendation we make comes with the readings that justify it, before and after, because a moisture fix you cannot measure is a story, not a repair.
