Why Hampton Roads Crawl Spaces Stay Wet

It is not bad luck and it is usually not a leak. The region is built on ground that keeps water close and air that carries it. Here is the actual mechanism.

The mechanism

Every crawl space here is a roof over a patch of coastal plain, and the ground never stops evaporating.

Four forces work on it at once, and one of them is the ventilation that was supposed to help.

Hampton Roads is a coastal plain stitched together by rivers, the bay, and the Great Dismal Swamp. Elevation across most of the region is measured in single digit feet, and beneath the lawns sits a water table that rises to within inches of the surface in wet seasons. Every crawl space is a roof over a patch of that ground, and the ground never stops evaporating.

  1. 01 Every hour of every day

    Ground evaporation

    Soil moisture continuously evaporates upward. Bare dirt under a house releases water vapor constantly, which is why an intact vapor barrier is the minimum standard, not an upgrade.

  2. 02 The yard drains, the crawl space does not

    The water table

    After storms and in tidal neighborhoods, groundwater rises and saturates crawl space soil from below. The yard drains; the soil under the house, out of sun and wind, stays wet for weeks.

  3. 03 Condensing on cool framing

    Summer dew points

    July air here routinely carries dew points in the seventies. When that air meets crawl space surfaces cooled by conditioned floors above, water condenses on ducts, pipes, and framing like a cold drink sweating.

  4. 04 The cure ships more water than it removes

    The venting paradox

    Older building practice vented crawl spaces to dry them. In our climate, vents inhale humid outside air all summer and deliver it to those cool condensing surfaces.

What the wet actually costs

Sustained moisture pushes framing toward the twenty percent flag line where decay fungi activate, invites subterranean termites that follow damp soil and soft wood, swells subfloor until hardwoods cup, and feeds the musty smell that drifts up into hallways, since a large share of a crawl space home indoor air rises from below.

What actually works here

Fight the mechanism, not the symptom: block ground evaporation with a real vapor barrier, correct drainage so water stops arriving, and where the air itself is the problem, seal and dehumidify with a full encapsulation.
