How Long a Termite Treatment Actually Lasts
The chemistry has one lifespan, the guarantee has another, and your soil gets a vote. Here is how long protection really lasts in Hampton Roads.

Typical working life of a liquid soil barrier in real conditions. Test plots do better. Regraded, flooded, or disturbed soil does worse.
Plan on five to ten years of working protection from a professional liquid treatment, and treat anything past that as borrowed time. In controlled government test plots, modern non repellent termiticides have stayed effective for a decade and longer. Your yard is not a test plot. It gets rained on, dug up, replanted, flooded, and built against, and every one of those moves shortens the number. So the honest answer is a range, and the useful follow up question is what pushes your house toward the short end of it.

What actually wears a barrier out?
The chemistry binds to soil particles and breaks down slowly through moisture, microbes, and time. That slow fade is normal and priced into the plan. What kills barriers early is disturbance.

Regrading and landscaping
Till a flower bed against the foundation, trench in irrigation or a French drain, or bury the treated zone under six inches of fresh topsoil, and termites now have clean soil to travel through.

Is product life the same as guarantee life?
No, and the difference is worth money. Product life is chemistry, a sliding decay curve nobody can see from the lawn. Guarantee life is a contract. Our qualifying liquid treatments carry a 10 year re-treatment guarantee: if termites get back in during that window, re-treating is our problem, not yours, and the guarantee transfers with the structure if you sell. A guarantee does not pretend the chemical is immortal. It decides who pays when it is not.
Why do annual inspections stay on after treatment?
Because barrier decline is invisible until something crosses it. An annual inspection is how anyone catches the regraded bed, the new downspout dumping at the foundation, wood moisture drifting toward the 20 percent flag line, or a fresh mud tube testing the perimeter. Colonies probe every year, hardest through the March to June swarm season, and the annual look is what keeps a 10 year guarantee an honest promise instead of a piece of paper. On most termite guarantees in this industry, a lapsed inspection schedule is exactly how coverage quietly dies, so keeping the appointment protects the paperwork as much as the house.
The chemistry fades on its own schedule. The guarantee does not.
