Sistering vs Replacing Floor Joists: Where the Line Sits
A soft floor is not automatically a torn-out floor. Sometimes sistering is textbook repair. Sometimes it is a splint on a broken leg.
The line
Sister when both bearing ends are still solid wood.
Replace when the damage has reached the ends themselves, because a sister has nothing left to fasten to.
The scenario is usually a closing. A home inspection or a WDI report flags damaged joists under the master bedroom, the contract clock is running, and two contractors give you two different answers: one says sister them for a modest sum, the other says replace them for several times that. Both answers can be correct. They are correct about different kinds of damage, and the difference is knowable from under the house.
What sistering actually is
Sistering fastens a new structural member alongside the damaged joist so the new wood carries the load the old wood no longer can. Done right, the sister runs the full span and lands on the same bearings, sill to girder, so weight travels through solid material at both ends. A three foot scab screwed over the bad spot is not a sister, whatever the invoice says.
What replacement involves
Replacement means shoring the floor temporarily, cutting out the failed joist, and setting a new one on the sills or into hangers. It is more labor, sometimes touches plumbing or wiring running through the joist bay, and when the rot or termite damage has traveled into the sill or girder itself, the scope grows into full structural repair territory: sills, supports, sometimes subfloor from above.
Sister the joist
- Sound engineering when both bearing ends are still solid wood
- New member runs bearing to bearing, not a short scab
- No demolition of the finished floor above
- Typically the faster and cheaper path to a signed-off repair
Right call when damage is localized and the ends still hold.
Replace the joist
- Required when damage reaches the bearing ends themselves
- The only fix for crushed, shattered, or severely sagged members
- Makes sense when the sill or girder below needs work anyway
- Resets the structure instead of splinting it

Probe the bearing ends with an awl
A sister fastens to the wood at both ends of the span. If that wood is gone, there is nothing to fasten to and the choice makes itself.
- 02 Above 20 percent it rots again
Take moisture readings along the span
Wood that stays above the 20 percent moisture line will rot again, sistered or not. The numbers come before the lumber decision.
- 03 Scope grows downward
Look past the joist to the girder and sill
When decay has traveled into the sill or girder itself, the job is no longer about one member and the estimate has to say so.
- 04 Or the new wood follows the old
Fix the water first
Widespread decay, crushed bearings, or active fungus marching down the framing means replace, and correct the source before the new lumber goes in.

Cost and disruption, honestly
Market pricing varies with access, but the pattern holds everywhere: sistering an accessible joist typically runs a few hundred dollars per member, while replacement runs a multiple of that, and tight Hampton Roads crawl spaces move both numbers. What closings and inspectors accept
Lenders and appraisers generally accept properly executed sisters; what they want is damage repaired in a workmanlike manner and documented. On VA loan closings, where the WDI report drives the repair list, a full span sister with the moisture cause corrected clears the finding in most transactions. Keep the invoice and any re-inspection paperwork with the closing file; the next buyer lender may ask for it years later.
