Two schedules
Hampton, VA
Hampton Termite Treatment, Timed for Tides and Transfers
Langley closings run on tight orders, and bayfront ground never quite dries. A treatment plan in this city answers both clocks at once.
Schedule one
When the treatment has to clear a closing
Joint Base Langley-Eustis keeps plenty of files moving through this market on schedules measured in days. The flat-rate NPMA-33 report is for when a lender needs paper; the terms of the guarantee are short and worth reading on our guarantee page.
- 01 A report turned up live termites
The agent calls, not the homeowner
A surprising share of Hampton treatments start mid-contract, because a wood destroying insect report found activity and VA loans need that report clear before funding.
- 02 Our own crew, same visit
Inspect, then price the work
The finding gets a number attached while we are still on site, so nobody spends a week chasing contractors.
- 03 What the lender accepts
Treat, then hand over documentation
The sequence runs backward from the settlement date rather than forward from the next open slot.
- 04 10 years, transfers with the structure
The guarantee changes hands at the table
That matters more here than most places, because the next PCS wave will sell the same house again.
Schedule two
The tide chart does not negotiate, and neither does the label.
Bayfront soil takes on water, and the plan knows it
Fox Hill, Grandview, and Buckroe take water in a strong northeaster, and the ground under those homes stays wet long after the street drains. For treatment, that means two things. First, scheduling follows soil conditions, because termiticide labels do not allow application to saturated ground; we pick the window when the soil can hold the zone. Second, honesty about longevity: repeated soaking cycles are hard on everything under a bayfront house, and salt air does its own quiet work on exposed boards, opening seams that let water into wood.
That is why we look at moisture alongside every treatment on these blocks, and why the re-treatment guarantee is not a formality on this shoreline. Our guide on how long termite treatment lasts covers what shortens the clock and what does not.
Three age bands, three techniques
Phoebus piers, Wythe porches, mid-century ranches
Early 1900s
Brick pier fields in Phoebus and downtown
Treated column by column from inside the crawl space until every pier sits in continuous treated soil.
20s and 30s
Slab porches and sunrooms in Olde Wythe
Poured against the foundation, so those seams get drilled and injected. There is no other way to reach the soil beneath them.
Post-war
Ranches with sill plates near grade
Decades of landscaping get cleared back to restore a clean line between soil and wood before the product ever goes down.
The step-by-step of a treatment day is on the main termite treatment page, and the full picture of our work in the city is on the Hampton page.
Asked in Hampton
Two questions Hampton asks us
01 Orders came through and we close in three weeks. Can treatment and paperwork happen that fast?
Typically, yes. The inspection comes first, treatment gets scheduled promptly after, and the documentation the lender wants follows the work. Tell us the closing date when you call 757-583-4444 and we build the schedule backward from it, the same way we handle Langley moves every PCS season.
02 Our Olde Wythe house has a slab porch poured against the foundation. Why does that matter for treatment?
Because the soil beneath it cannot be reached with a trench. The porch gets drilled at intervals and the soil underneath injected, so the treated zone continues under the concrete without a gap. Porch and stoop seams are classic entry points in Wythe-era construction, which is why they get their own line in the treatment plan.
