What Crawl Space Encapsulation Really Costs

Quotes for the same crawl space can sit ten thousand dollars apart. Here is what the money actually buys, and when you do not need the full package.

Market spread

The realistic spread for full encapsulation on a single family home. Most jobs land in the middle of it; size and bad conditions push the top.

Encapsulation is the full conversion: a reinforced liner across the floor and up the walls, sealed seams and vents, and usually a dehumidifier holding the space dry year round. It is the most complete answer to a wet crawl space, and it is priced like one. Anyone quoting it without crawling your specific dirt is guessing with your money.

Where your house lands in that spread

Square footage sets the floor of the price. Liner, sealant, tape, and labor all scale with the footprint, so a 900 square foot cottage crawl and a 2,400 square foot rancher are different jobs before anyone looks at conditions.

Height matters too. A space you can sit up in gets worked far faster than one you cross on your elbows, and around here plenty are the elbow kind. Condition is the bigger swing: a dry, debris free space that just needs sealing sits at the bottom of the range.

    In tidal neighborhoods like Ocean View, Willoughby, and much of Poquoson, the water table does not care about your liner. Drainage correction or a sump has to come first.

    Sealing a space with active fungus is paying to preserve a problem. Treating the framing happens first.

    Dehumidifier

    Most full encapsulations include one, because a sealed space with no air management can trap humidity instead of shedding it. Unit plus installation.

When the cheaper fix is the right fix

Not every crawl space earns the full conversion. If the structure is sound, the wood moisture readings behave, and the problem is ground evaporation rather than standing water, a properly installed vapor barrier does most of the useful work for a fraction of the price. Comparing encapsulation quotes

Line quotes up by scope, not by total. Confirm liner thickness and whether it runs up the walls or stops at the dirt. Ask what happens to existing water, what happens to existing fungus, and whether a dehumidifier is included, sized, and drained.
