Encapsulation vs Vapor Barrier: an Honest Decision Guide
One costs a few times more than the other, and half the internet is trying to sell you the expensive one. Here is how we actually decide.
Same enemy, two depths
Both attack ground moisture evaporating up into the framing.
The difference is how completely they seal the space off from the ground and the outside air, and how much moisture your patch of Hampton Roads throws at them.
What a vapor barrier is
Heavy polyethylene sheeting laid across the crawl space floor, seams overlapped and sealed, edges fastened. Done properly, it blocks the steady evaporation from soil that drives most elevated moisture readings. The crawl space stays vented, the walls stay exposed, and the cost stays reasonable. For a home on decently drained ground with moderate readings, a real vapor barrier is often the whole answer.
What encapsulation adds
A sealed system: reinforced liner across the floor and up the foundation walls, sealed foundation vents, and a dehumidifier holding the space at a set humidity. The crawl space stops exchanging air with the muggy outdoors and becomes conditioned space, immune to the water table mood. It costs several times a vapor barrier install, and it is the only thing that genuinely wins in the wettest conditions.
